this Mortgage, the Note and notes securing Future Advances, if any, had no acceleration occutred; (b) Borrowe~ cura
all breaches of any other covenants ar agreements of Borrowe~ contained in this Mortgage; (e) Borrower pays all reasonable
expenses incurred by I.eoder in enforcing the covenar~ts and agreements oF Borrower contained in this Mortgage and in
enforcing Lender's remodies as provided in paragraph 18 hereot, including, but not limited to, reasonable attorney's foes; and
(d) Bonower takes such action as Lender may reasonably rey~ire to assure that the lien of this Mongage. Lender's interest
in the Propeny and Borrower's obligation to pay the cums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall remain in full force and etfect as if
no acceleration had occurred.
20. Assia4meat ot Reat~ Appoiatmeat of Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property, provided that Borrower sball, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Property, have the right to collect and retain such rents u they become due and payabk.
Upon acceleration under paragraph 18 hereof or abandanment of the Property, L,ender shall be entitled to have a
receiver appointed by a court to enter upon, take posse~sion of and manage the Property and to collect the rents of tlx
P~openy, including those past due. All ren~s collected by the receiver shall be applied 6rst to payment of the costs of
management of the Properiy and collection of rents, including, but not limited to, receiver's fees, premiums on receivei s
bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actually received.
21. Futnre Advancea. Upon requcst by Borrower, I.ender, at l.ender's option within twenty years from the date of this
Mortgage, may make Future Advanca to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes statin~ that said notes are securcd hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advarn;ed in acxordance herewith to protect the
security of this Mortgage, excced the original amount of the Note plus USS~
22. Rela~se. Upqn payment of all sums secured by this Mortgage, Ixnder shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of reco~dation, it any.
23. Attoroey's Fees. As used in this Mortgagc and m the Note, "attorney's fees" shall include attorney's fees. if any.
which may be awarded by an appellate court.
