prior to entry of a judgment enforcing this Mortgagc if: la) Borrower pays [.endcr :~11 sums which wauld he then duc under
this Mortgage, Ihe Note and notes securing Futurc Advances, if any, had ~o accele~atic~n occurred: 1 h) Borrawer cures
all breaches af any other covenants or agreements of Borrower conta~i:ed in ~his Mortgage; (c) Bormwer pa~~ all rcasonahle
expenses incurreci by Lender in enforcing the covenants and agreements of Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided in paragraph 1 R hereof, including, hut not limited to, reasonahle attomey's fees: and
(d) Borrower takes such action as Lender may reasonably reyuire to assure ~hat the lien ot this Mortgage, Lender's i~terest
in the Propeny and Borrower's obligation to pay the sums secured hy this M~rtgage shall continue unimpuired. Upon such
payment and cure by Barrower, this Mortgage and the obligations secured hercby ~hall remain in full force and effect as if
no acceleration had occurred.
20. Assignment of Rents; Appointment of Recej~•er. Ac additional tecu~ity hereunJer, Borrower hereby assigns to
Lender the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 1R hereof ~~r abandon-
ment af the Property, have the right to collect and retain such rents as they become due and payable.
U~+c~n acceleration under paragraph 1R hereo( or ahandonment of the Propertp, I.ender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rents collected hy the receiver shall be applied first to pa~ment of the costs of
management of the Property and collectian of rents, including, b~u not limited to, receiver's fees, premiums on receiver's
twnds a~d reasonable attor~ey's fees, and then to the sums secured by this Mortgage. The receiver shall he liable to account
only for those rents actually received.
21. Fulure Advances. U~n rcyuest by Borrow•er, I.ender, at t_ender's option within twenty years from thc date of this
Mortgage, map make Future Advances to Borrow•er. Such Future Advances, with interest thereon, shall he secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereb~•. At no time shall the prmcipal
amount of the indebtedness secured by this Alortgage. not including sums •rdvanced in accordance herewith to protect the

22. Release. Upon payment of all sums secured by this I?lortgage, I_ender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As uscd in this Mortgagc and in the Note. "attornep's fces" shall include attorney's fec~, if any,
which may be awarded by an appellate coeut.
