2. The Mortg~gee tnay, at his option, and without waiving his right to aceelerate the indebtedaet~ hereby ~ecured
and to foreclose the same, pay either before or after deliyuency any or all uf thuse certain obligations reyuired by the terms
hereof to be paid by the Mortgagor tor the protection of the murtgage security or for the cullectiun of the indebtednes~
hereby secuced. All sums so advanced or paid by the Mortgagee shatl be charged into the mortgage account and become an
integral part thereof, subject in all respects to the ternu, conditions, and covenants of the aforesaid prumi~ury note, and this
mortgage, as fully and to the same extent ffi though a part of the origu~al indebtedness evidenced by said note ~nd secured by
this mortgage, excepting howerer, that saed sums shall be repaid the Mortgagee forthw•ith upon its demand and be in addition
to the regular monthly installments provided by ihe mortgage note.
3. That the abstract or abstracts ot title covering the mortgaged property shall at all time~, during the life of this
morigage, remain in possessan ot the Mortgagee and in erent of the foreclosure ot this mortgage or other trantifer of title to
the mortgaged property in extinguishment of the indebtedness secured hereby, all right, title and interest of the Mortgagor in
and to any such abstracts of title sha0 pass to the purrhaser or grantee.
4. To the extent of the indebtedne~ of the Mortgpgor to the Nortgagee described herein or secured hereby, the
Mortgagee is hereby subrogated to the lien or liens and to the rights of the owners and holders thereof of each and every
mortgage, lien or other incumbrance on the land described herein which is paid and/or satisfied, in v?~hoie or in part, out of
the proceeds of the lacin described herein or secured hereby, and the respective liens of said murtgages, liens or uther incum-
brances, shall be and the same and each of them hereby is peeserved and shall pass to and be held by the Nortgagee herein as
security for the indebtedness to the Mortgagee herein described or hereby secured, to the same extent that it w•ould have been
p~eserved and would have been passed to and been held by the Mortgagee had it been duly and regularly aaigned, trans-
ferred, set over, and delivered unto the :Nortgagee by separate deed of assignment,~ notwithstanding the fact that the wmc
may be satisfied and cancelled of record, it being the intention of the parties hereto that the same will be satisfied and can-
celled of record by the holders thereof at or about the time ot the recording of this mortgage.
! 5_ In the e~•ent the uwnership of the mortgaged premi~, or any part thereof, becumes ~•ested in a persun other than
the Mortgagur, the \tortgagee may, without notice to the !~tortgagur, deal with such ,ucceswr or succeswrs in interest w~ith
~ reference to this deed and the debt hereby secured, in the same manner as with the ~lortgagor without in any way titiating ur
f discharging the ~turtgagor ti liability hereunder or upon the debt hereby secureJ. No sale of the premises hereby mortgaged -

6. The lien of this deed secures and .hall c~rntinue to ~ecure payment of said indebtedness ur indebtedness, how~e~~er
