2. The Movtg~gee may, at his option, and without wairing his righl to accelerate the indebteJnet~ hereby secured
and to foreclose the same, pay either before or aiter deliyuency any or all of thuse certain obligations reyuired by the terms
hereof tu be paid by the Mortgagur for the protection of Ihe murtgage security or for the collectiun uf the indebtedne.~s
hereby secured. All sums so advanced or paid by the Mortgagee shall be charged into the mortgage accuunt and become an
integral part thereuf. subject in al! respects to the temu, conditiuns, and covenants of the afom.aid prumi~ury nute, and this
mortgage, as tully and to the same extent as though a part of the uriginal indebtedness evidenced by said note and secured by
this mortgage, excepting however, that said sums shatl be repaid the Mortgagee furthwith upon itc demand and be in addition
to the regular monthly installments provided by the mortgage note_
3. That the abstract ur abstracts ot title covering the mortgaged property shall at all time~, during the life of this
mortgage, remain in possession of the Mortgagee and in event of the foreclosure of this mortgage or other transfer uf title to
the mortgaged property in extinguishment oi the indebtedness secured hereby, all right, title and interest ot the Mort~gor in
and to any such abstracts of title shalf pass to the purchaser or grantee.
4. To the extent of the indebtedness of the Mortg,agor to the !Nurtgagee described herein or secured hereby, the
Mortgagee is hereby subrogated to the lien or liens and to the rights of the owners and holders thereof of each and every
mortgage, lien or other incumbrance un the land described herein which is paid and/or satisfied, in v?~hule or in part, out of
the proceeds of the loen described herein or secured hereby, and the respective liens of said murtgages, liens or other incum-
brances, shall be and the same and each of them hereby i~ preserved and shall pass to and be held by the Mortgagee herein as
security for the indebtedness to the ;1lortgagee herein described or hereby secured, to the same extent that it would have been
presen~ed and vvuuld have beeo passed to and been held by the Mortgagee had it been duly and regularly a~+igned, trans-
ferred, set over, and delivered unto the Mortgagee by separate deed of as~ignment, notwithstanding the fact that the ~ame .
may be saticfied and rancelled of record, it being the intention of the parties hereto that the same will be satisfied and can-
celled of record by the holders thereof at or aM?ut the time of the recording of this mortgage.
5. In the event the ownership of 1he mortgaged premiscs, ur any part thereof, becomes ~~ested in a person other than
the Mortgagor, the ~lortgagee may, without notice to the Nortgagur, deal with such suc~~estior or succeswrs in interest With
reference to this deed and the debt hereu}• secured, in the same manner a. Nith the Nortgagor without in any way vitiatine or
f dischary,ing the ~tortgagur's liability hereunder or upon the debt hereby secured. No sale of the premises hereby mortgaged
' and no forbearance on the part of the :1lortgagee, and no extension uf the time for the payment of the debt hereb~~ secured
f given by the ~tortgagee shall oprrate to releatie, diccharge, modify, change or a(fect the original liability of the ~lortgagor
' herein either in whole or in part.
' 6. The lien of this deed secures and shall continue ro secure payment of said indebtedness or indebtedness. hoWCVer
