20. AadpmsN at ReMt Appointwed of Recdver. As additional security hereunder, Borrower hereby assigns to
Lender the not of the Property, provided that Borrower shall. prior to scakntioq under paragraph 18 hereof or abandon-
ment of the Property. have the .right to collect and retain such Hots as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender shag be entitled to );eve a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rent of the
Property, including those past due: All-not collected by the receiver shall be.appaied arst to payment of the coat of
management of the Property and collection of rent, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonable attorney`s fees. and then to the sums secured by this Mortpge. The receiver :lull be liable *.o accwrat
only for those rent actually received. -

Mortgage, may make Flrtun Advances to Borrower. S~rch Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes an secured hereby. At no time shall the prinapal -
amount of the indebtedness secured by this Mortgage, not including sums advanced _ in accordance herewith to protect the
security of this Mortgage, excxed the original amount of the Note plus USS... •
2t Reilease. Upon payanent of all sums secured by this Mortgage. Lender shall ukase thia~Mortgage without charge
to Borrower. Borrower shall pay all coat of recordation, if any.
23. AttorseY's Fes. As used in this Mortgage and in the Note, "attorney's foes" shall include attorney's fees, if any,
which may be awarded by an appellate court.
