Purchaser, by acceptance and execution of this Receipt, aclmowledges .
that this purchase of a condominium tn~it at OCEAN VILLAGE OF HIJP(]iINSON ISLAND
is subject in every respect to that Declaration of Condaminium as to the condominiua
in which his unit is located and Bchibits attached thereto, including b+~t not
limited to (whether the same are attached to the Declaration of referred to
therein), the By-laws of the Association Articles of Incorporation, the Rules and
Regulations, copy of projected operating budget,~copy of sales brochu~e~e and floor
plan of apartment purchased by Purchaser, and all Amendments to the aforesaid De-
claration and Exhibits and the Articles of Incorporation, By-Laws and peclaration
of Covenants and Restrictions of the.Property Owner's Association; and Purchaser
further aclotowledges receipt of and reading and examination of said Declaration, its "
Exhibits, and budget, sales brochure and floor plan, and aclawwledges that each and
every provision of the foregoing is esaeatial to the sucessful operation and manage-
sent of the Condominium property and is in the best interests" and for the benefit of
all the owners therein. Purchaser and all owners of parcels in the aforedescribed
_ Condominiua covenant and agree to abide by each and every provision of said Declar-
ation of Condominiua and Exhibits attached thereto. Purchaser hereby ratifies and
confines and approves all of the tenas and provisions of said Declaration of Condo- -
miniue aid Exhibits attached thereto, and agrees that the assessment under the
Property Owners' Association dQCUments referred to above and the provisions .thereof
are resonable, fair and equitable, and said Purchaser aclmowledges and confines
that the Declaration of Covenants and Restrictions of the Property Owners'~Association.
has encuabered and impressed a lien upon the Condominium parcel being conveyed to
Purchaser, as security for his obligations under the said Declaration of Covenants
and Restrictions of the Property Owners' Association and said Purchaser assurers the
obligations as to the Property Owners' Association as to his condominium parcel.-
Purchaser confirms that all warranties, representations and inducements, if any,-are
as contained in the aforesaid Declaration of Condominium and Exhibits attached there-
to, and the common expenses and the sums due under the Property Owner's=Association
and other charges are estimated only. No warranty or guaranty is made or intended
nor may one be relied except where the .same is specifically warranted or guaranteed
~in said Declaration of"Condominium and the Exhibits attached thereto. -
