the Mortpge, the Note gad notes securing Futuro Advances, if any. had no acceleration occurnd: (b) Borrower cur+a

expenses incurred by Leader in enforcing the oovenagta and agreements of Borrower contained in this Mortpge and. in
enforcing Lender': remodia as provided in paragraph 18 hereof, including. but twt limited to, rea:orlable attorney's fat: and
(d) Borrower take: such action as Leader may reasonably require to assure that the lien of this Mortpge, Lender's interest
in the Property and Borrower's obliption to pay the sumo secured by this Mortpge shall continue uttimpaired. Upon such
- payment and cure by Borrower, this Mortgage and the obliptiorls secured hereby shall remain in full force and effect u if
no accekratan had occurred.
20. Adpased of ReNq AppoirrtweN of Receiver. As additional security hereunder. Borrower hend>y? assigns to
• Lender the rents of the Property. provided that- Borrower shall. Prior to sccekration under paragraph 18 hereof a abandon-
ment of the Property.. have the right to coped and retain such rent: as they become due and psyabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be applied 6rt to payment of the costs of
management of the Property and collection of rcnta, including, but not limited to, roceiver'a fees. premiums on receiver's
bonds and reasonable-attorney's fees, and then to the sums secured by this Mortpge. 'IIIe receiver shall be liable to account
only for thane rents actually received. -
21. Ftitsre Aivarces. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortpge, not including sums advanced in socordanoe herewith to protect the
security of this Mortga6e. exceed the original amount of the Note plus USS:'~~~~-~~~"~~'~~'~~'~"--'-----
22. Rekaae. Upoa1 payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrmver. Borrower shall pay all coats of recordation, if any.
23. Attortre~'s Fees. As used in this Mortgage and in the Note, "attorney's foes" shall include attomey's fees, if any.
which may be awarded by an appellate court.
