WITNESSETH:
That for divers good and valuable considerations, including the aggregate sum of
money gamed in the Promissory Note dated J 15 1979, a tsue co of which is
attach: i hereto as Exhibit "A" and incorporated~ereia by reference, the Mortgagor does
grant, bargain, sell, alien, remise, release, convey and confirm unto the Mortgagee, in fee
simple; the following described real property to then with the improvements thereon of

County of St . Lucie , State of Florida, to wit:
Condominium Unit Nos. 1, 2, 3, 4 & 5 of Scylla-Charybdis
Groves, a condominium,.according to the Declaration of
Condominium thereof, .dated and recorded on December 28,
1978, and pursuant to a survey, plat plan and description
of improvements attached thereto.
*Except far that certain first mortgage in favor of Equitable
Life Assurance Society of the United States in the original
principal amount of $275,000.00.

To have and to hold the same together with all and singular the tenements, heredita- ~
meats and appurtenances thereunto belonging or in anywise appertaining and the rever-
sions, remainders, rents, issues gad profits thereof and also all the estate, right, title,
interest, possession, claim and demand whatsoever, in law or is equity, of the said Mort-
gagor is and to the same, gad every part thereof, unto the said Mortgagee is fee simple.
And the Mortgagor hereby covenants that he is indefeasibly seized of said lands is
fee simple, that he has full power and lawful right to convey the same in fee simple as
aforesaid; that it shall be lawful for the Mortgagee at all times peaceably and quietly
to enter u hold, oocupq and enjoy such lands; that title to the properly hereby
mortgaged~ii free from all .liens and encumbrances except the lien hereo-
