prior to entry of a judgment enforcing this Mortpge if: (a) Borrower pays Lender all sums which would be then due under
this Mortpge, the Note and notes securing Futuro Advances, if any. had no aoakntion occurred; (b) Borrower cura
all breaches of any other ooveasots or agreements of 8otrovver contained in this Mortpp; (c) Borrower pays ali reasonable
expetses incurred by Lender in en[orCins the cpwn.nts and agreements of Borr+oaret contained in tha Mortpp and in
enforcing Lender's remedies a: provided in paragraph,l~ hereof, including, but not limited to. reawnabk attorney's fees; and
(d) Borrower takes such action as Lendec may reasonably require to assurs that the lien of this Mortgage, Lender's interat
in the Property and Borrower's obliption to pay the sums secured by this Mortpge shall continue unimpaired. Upon such
payment and cure by Aormwer, this Mortpge and the obliptions secural hereby shall remain in fuU force and effect ss it
no acceleration had oocurttd. '
2A. Asdpxneat of RetstR AMotatlnerit e1 Receiver. As additional security 1lereunder, Borrower hereby assigns to
Lender the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rcab as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Fender ahaq be entitled to have a
receiver appointed by a court t+l+c?n, take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and oolkction of rents, including. but not limited to, receiver's tees, Premiums on receiver's
bomds and reasonable attotney's fees, and then to the sums secured by this Mortpge. 't11e receiver shall bt liable to account
only for those rents actually rerxived. -
21. ii+Ystare Ai~ns><w. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortpge, may make Ftiitttrc Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mortpge when evidenced by promissory notes stating that said notes are secured hereby. At no time shall tht principal
amount of the indeMednas secured by, this Mortpge, not including sums advancod in accordance herewith to protect the
security of this Mortpge, exceed the original amount of the Note plu: USS•
22. Rekeat~ Upwa payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Atoney's Ftes. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court.
