prior to entry of a judgment enforcing thin Mortgage if: (a) Borrower pays Lender all sums which would be then due under
this Mortpge, the Note and notes securing Future Advances. if any. had ao soceleation ocxurrod; (b) Borrower curs
all breaches of any other covenants or agreement: of ltor~wver contained in this' Mortpge; (c) Borrower pay: all reasonable
expease~ incurred by Leader in enforcing the covenants. and agrameats of Borrower contained in this Mortgage and in
enforcing Lender's remedies ss provided in paragraph 18 hereof. including, but not limited to. reasonable attorney's tees; and
' (d) Borrower taken such action as Lender may reasonably require tq ass that the lien of this Mortgage, Lender's interest
in the Property and Borrower's obliption to pay the sums secured by thi! Mortp~e'sh`all continue uaimpairod. Upon such
payment and-cure by Borrower, this Mortpge and the obligations aecund hereby shall remain in full fora and eRect as if
ao acakntion had occurred.
21. AadpassN et ResriN AtpolNased of Receiver. As additional security hereunder, Borrower hereby assigns to
- Lender the rents of the Property. provided that Borrower shall. prior to acxeleratioa under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and nt~in such rents as they becane due and payable. '
Upon aooderation uadtr paragraph 18 hereof or abandonment of the Property. Leader shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the Hots of the .
Fraperty, including than prat due. All Hots collated by the receiver shall be applied first to payment of the cats of
- management of the Property sad collection of rents, including, but not limited to. receiver's fees, pnmiuma on receiver's
bonds sad ~easoaabk attorney's fees. and then to the sums secured by this Mortpge. 'ILe receiver shall be liable to account
only for those rents actually received.
21. F'atrre Aivas~ca+s. Upon request by Borrower. Lender. at Lender's option within twenty years from the dau of this
Mortpge, may make Futon Advances to Borrower. Such Future Advances. with interest thereon, shall be second by this
Mortgage when evideaad by promissory notes stating that. said notes are securod hereby. At ao time :ball the principal
amount of the indebtedness secures! by this Mortpge, not including sums advanced in aocordaaa herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS........ -Q-
?2. Retea~ Upon payment of all sums secured by this Mortgage. Leader dull release this Mortgage witbottt charge
to Borrower. Borrower shall pay all costs of recordation. if nay.
23. Attossiey's Fees. As used in this Mortgage and in the Note. "attorney's fees" ahail include attorney's fees, if nay,
which may be awardod by an appellate court.
