Together with the improvements hereditaments. and appurtenances thereto now or hereafter belonging, the rents. issues amd profits
thereof. and all fixtttrcs now or hereafter attached to or used in connection with the premises described above.
To have and to hold the above mortgaged property unto the Mortgagee, Mortgagee's heirs, executors. administrators, successors or
assigns. to Mortgagee's own proper use, benefit and behoof forever, provided tfiat upon full payment and performance of the promissory
note. and the keeping and performance of all the covenanu stated herein, then this Mortgage and promissory mote shat! be null and void,
otlxrwise to remain in full effect. Any t+ertewal of the promissory note. or the extending of payments of any installment thereof shall not
waive any rights of the Mortgagee created hereby.
Shouldthe premises above described be sold orconveyed or in the eventany mechanics. materialmen's, workmen's, judgmentor tax
liens lie agaitut the premises. or this or any mortgage covering the premises shall be in default, on or after the date hereof or should the
promissory note be in default. then the indebtedness secured hereby, together with accreted interest to date shall at ttte option of Mortgagee
immediately become due and payable, anything therein to the contrary notwithstanding. .
Upon such default or any default in the performance of the covenants herein. Mortgagee may enter upon and take possessiom of the
said premises. receive the rents and profits thereof and to apply the same toward the payment of taxes, upkeep of the property aced the
fullfilLrtent of the covenants of this mortgggt; of at the option of Mortgagee, to cause a receiver to be appointed; or to sell or cause to be

Mortgagor will keep the premises fully insured against loss by fire and lightning and such other risks as Mortgagee may rogttirc. with
insurance company or companies satisfactory to Mortgagee, for the benefit of ?Mortgagee and in default thereof Mortgagee may. but shall
not be obligated to. insure~the same. Such expenditures for insurance by Mortgagee shall become so much additional indebtedness secured
hereby. Mortgagor shall provide, upon Mortgagee's request. evidence of insurance coverages, which coverages shall also provide for
ten (10) days' prior written notice to mortgagee of any cancellation or material modification of insurance. Mortgagce shall have the op-
tion to receive and apply the same on account of the indebtedness secured hereby or to permit said mortgagor to receive it and use it or
any part thereof for other purposes without thereby waiving or impairing any eyuity, lien or right under or by virtue of this mortgage.
No building on the premises shall be removed or demolished without the consent of Mortgagee and Mortgagor covenants not to
commit or permit waste of any kind upon or on said property.
Mortgagor will pay all taxes, assessments or water rates, and any mortgage installment on this property and in default thereof.
Mortgagee may pay the same. but shall not be obligated to do so notwithstanding the security hereby provided for such. Mortgagor shall
be in default under this mortgage, and the amount paid shall be so much additional indebtedness secured hereby.
The failtue of Mortgagorto pay any part of any installment of taxes, assessments or insurance premiums under the provisions ofthis
mortgage at tote tune or~mes urltpn.such items are due and payable. shall constitute .waste within the meaning of applicable Florida law.
Any amoitnt3'paid'by ~ rtgagee for insurance. taxes, assessments, water rates and any mortgage installment on this property shall bear
interest at the higbesR lawful contract rate, and shat! be paid by Mortgagor upon demand.
