THIS Conveyance is subject to and by accepting this Deed the Party(s) of the Second Part do hereby agree to assume the following: 1. Taxes for the current year and subsequent years. 2. The benefits and obligations hereunder shall inure to and be binding upon the heirs, executors, administrators, successors and assigns of the respective parties hereto. The Grantor does hereby fully warrant the title to all the premises hereby conveyed against all and every person(s) whomsoever, lawfully claiming by, through or under the Grantor herein; and will defend the same against the lawful claims of such persons claiming by, through or under the said Grantor, as well as the lawful claims of all persons whomsoever.
