Purchaser, by acceptance and execution of this Receipt, aclmowledges
that this purchase of a condominium ~uiit at OCEAN VILLAGE OF HlfrCi~INSON ISLAND
is subject in every respect to the Declaration of Condominium as to the condominium
in which his unit is located and Exhibits attached thereto, including but not
limited to (whether the same a~~e attached to the Declaration of referred to
therein), the By-laws of the Association Articles of Incorporation, the Rules and
Regulations,-copy of projected operating budget, copy of sales brochure-and floor
plan of apartment purchased by Purchaser, and all Amendments to the aforesaid De-
claration and Exhibits and the Articles of Incorporation, By-Laws and peclaration
of Covenants and Restrictions of the.Property Owner's Association; and Purchaser
further acla~owledges receipt of and reading and examination of said Declaration, its
Exhibits, and budget, sales brochure and floor plan, and aclawwledges that each and
every provision of the foregoing is essential to the sucessful operation and manage-
' meet of the Condaairtium property and is in the best interests • and for the benefit of
all the owners therein. Purchaser and all owners of parcels in the_aforedescribed
Condaainiuw covenant and agree to abide by each and every provision of said Declar-
ation of Condominium and Exhibits attached thereto. Purchaser hereby ratifies and r
confines and approves all of the teams and provisions of said Declaration of Condo- !
manias and Exhibits attached thereto, and agrees that the assessment under the ~
Property Owners' Association documents referred to above and the provisions .thereof
are resanable, fair and equitable, and said Purchaser aclrnowledges and confirms
that the Declaration of Covenants and Restrictions of the Property Owners' Association ,
has ericuabered and impressed a lien upon the Condominium parcel being conveyed to
Purchaser, as security for his obligations under the said Declaration of Covenants
and Restrictions of the Property Owners' Association and said Purchaser assumes the
obligations as to the Property Owners' Association as to his condaninium parcel.
Purchaser confirms that all warranties, representations and inducements, if any, are
as contained in the aforesaid Declaration of Condominium and Exhibits attached there-
to, and the common expenses and the sums due under the Property Owner's Association
and other charges are estimated only. No warranty or guaranty is made or intended
nor may one be relied except whexe the .same is specifically warranted or guaranteed
'in said Declaration of~Condominium and the Exhibits attached thereto. ~
