BaYsfwMOrive GRANT OF EASEMENT `Yiart~,t;iorida33~3~ THIS INDENTURE made this 1st day of August, 1979 by and between GENERAL DEVELOPMENT CORPORATION, a Delaware Corporation authorized to do business in the State of Florida, as Grantor and HERITAGE FEDERAL SAVINGS AND LOAN ASSOCIATION of Daytona Beach, a Florida Corporation, its successors and assigns, as Grantee, W I T N E S S E T H: WHEREAS the Grantor, is the owner in fee simple of a tract of land in St. Lucie County, described on Exhibit "A" attached hereto and in- corporated herein and made a part hereof by reference; and WHEREAS Grantee is desirous of obtaining an easement for ingress and egress and road right-of-way purposes over and across the property hereinafter described and indicated on Exhibit "A" attached hereto; and WHEREAS in consideration of this Grant of Easement f rom Grantor to Grantee, Grantee has agreed to construct paved roadways over, across and thru the easements described on Exhibit "A"; NOW, THEREFORE, for and in consideration of the mutual benefits hereunder and alt mutual covenants and conditions contained herein, Grantor does hereby grant and convey to Grantee,a non-exclusive easement for ingress and egress and road right-of-way purposes, over, across and through that property shown on Exhibit "A" and described herein. The Parties hereto agree as follows: ! 1. Grantor does hereby grant and convey to Grantee the following described non-exclusive easements: a. A 25.00 foot wide easement for ingress and egress purposes, more particularly described as follows:- Said easement lying 25.00 feet Easterly of the West property line of PARCEL "A" as shown on the attached map, File number 78-141 (PL/G-131) and made a part of this description, running from the North Right of Way line .of PORT ST. LUCIE BOULEVARD as it now exists, to its termination of the Northerly Property line of said PARCEL "A". All lying and being in Section 12, Township 37 South, Range 40 t East in the City of Port St. Lucie, St. Lucie County, Florida. b. A 25.00 foot wide easement for ingress and egress purposes, more particularly described as follows:- Said easement lying 25.00 feet Westerly of the West property line of PARCEL "A" as shown on the attached map, File Number 78-141 (PL/G-131) and made a part of this description, running from the North Right of Way line of PORT ST. LUCIE BOULEVARD, as it now exists, Northerly 158.15 feet to its termination.
