LEASE AGREEMENT .
THIS LEASE, Made in duplicate, this~_day of. October.
1978, between BITTAN, INC., a Florida corporation hereinafter
called "LESSOR" and OSBORNE WALKER O'QUINN, hereinafter called
"LESSEE",~

That Lessor does hereby lease and let unto Lessee and Lessee -
does hereby lease and -let from Lessor, Suite 10~, Bittan Building,.
comprising five carpeted offices containing approximately 1,100 -
square feet, together with the light fixtures, partitions and two
wood and formica•credenzas located therein.
TO HAVE AND TO HOLD the~same unto Lessee from the 1st day
of November, 1978, for a period of three years, with Lessee paying
as rent for same unto Lessor, the sum of $450.00 per month, plus
State Sales Tax, for the first. six months of the. term or November
1, 1978, through April 1, 1979; $500.00 per month, plus State Sales
Tax, from May 1, 1979, through October 1, 1980; and $550.00 per
month, plus State Sales Tax, beginning November 1, 1980 through

Lessor hereby gives Lessee the option to renew this lease
for an additional two year term beginning November 1, 1981 at a
rental of $60Q..00 per month, plus State Sales Tax, which option
must be exercised in writing by notice of Lessee's election to
exercise same being given to Lessor at least ninety days prior to
November 1, 1981. -
Lessee agrees that the demised premises shall be used as
a law office and will not be used in any .manner which-would increase
the insurance rate of Lessor's office building.
Lessor, or its agent, shall have the right to enter the
