HomeMy WebLinkAbout0603 ~ • ~ • LEASE - Page 2. leased premises at all reasonable hours for the purpose of inspect- ing same or for any other purpose not inconsistent with the terms of this lease. This lease may be assigned by Lessee after obtaining written consent from Lessor to such assignment, which assignment shall not be unreasonably withheld. Such assignee will be bound by the terms of this lease and an executed copy of such assignment shall be de- livered to Lessor within five days of execution thereof, and the same shall not become operative until Lessor shall have been fur- Wished a copy thereof and given his written consent thereto. Lessee agrees to remain responsible under this lease in the event of any default on the part of the assignee of Lessee. The demised premises is being accepted by Lessee in "as is" condition, with the understanding that Lessee will be making certain changes to •partitions,•if desired, and will be installing certain panelling in the rear office and making other non-structural improvements. Lessee will maintain the interior of the demised premises during the lease term and any renewal term thereof and Lessor will maintain the exterior of the building and the foyer adjacent to the demised premises in a safe and attractive state of repair at all times. Lessee agrees to pay all charges for gas, electricity and power used upon or in connection with the demised premises not more than twenty days after same become due and payable and Lessee agrees to replace all light bulbs on the demised premises when needed, it being agreed that Lessor will install the initial supply of light bulbs. Lessee shall have the use of the chilled drinking water fountain and the two restrooms adjacent to Lessee's premises with a~ 315 P~~ b01:
