scription and the haben lum hereof. Also all gas, steam, electric, water and outer heating, cooking, refrigerating, lighting, plumb-
ing, ventilating, irrigating, and power systems, machines, appliances, fixtures and appurtenances, which now or may hereafter
pertain to ar be used with, in or on said prentses, even though they may be detached or detachable.
R IS MUTUALLY COVENANTED AND AGREED by and between the parties hereto that upon request of the Mortgagor,
• the Mortgagee may hereafter, at its option, of anytime within ten (10) years from the date hereof and before full payment of
this mortgage and notes secured hereby, make further advances to the Mortgagor and any wch further advances, with inter-
; est, shall be secured by this mortgage and shall bs evidenced by an additional note then unpaid, and the total amount of in-
debtedness that may be secured by this mortgage may decrease or increase from time to time, but the total unpaid balance {

TO HAVE AND TO HOLD the same, together with the tenemenri, hereditomenri and appurtenances, unto the Mortgagee,
in fee iunple.
AND the Mortgagor does hereby covenant with the Mortgagee that he is indefeasibly seised of said land in fee simple; that
~ he has full power and lawful right to convey sold lend in fee simple as aforesaid; that it shall be lawful for the Mortgagee at all
times peaceably and quietly to enter upon, hold, occupy and enjoy said loud; that said land is free from all incumbrancest
that he will make such further aswrances to protect the fee simple title to said land in the Mortgagee os may reasonably be #
required; shot he does hereby fully warrant the title to said bred and will defend the same against the lawful claims of all per-
