including the following: '
' (a) The abstract of title covering said real property. -
(b) All furniture, furnishings, goods, .inventory, wachinery, apparatus,
_ equipwent, fittings, fixtures, sad- articles of personal property of every kind
and nature whatsoever, together with any proceeds tlierefrow and any replacements -
thereof, usable in connection-with any present or future occupancy of any
building or other•iwprovewents thereon and now owned or. hereafter acquired by
Debtor which are now or way hereafter be located and situate on the Property,
and all structures and iwprovewents now or hereafter on said Property, and the
fixtnres attached thereto, together with all and singular the tenewepts, hezedi-
•tawents, easements, and appurtenances thereunto belonging or in any way appertaining,
and all of. the estate, right, title, interest, and all claims and demands
whatsoever, aR well in law as in equity, of the Debtor, in and to the save, and
every part and parcel thereof, (hereinafter called "Building Equipvent"} including
without lisiting the generality of the foregoing, all heating,-lighting, laundry,
incinerating and power-equipment, engines,' pipes, pumps, tanks, ~sotors. conduits,
switchboard, plumbing, lifting; cleaning, fire-prevention, fire extin ui-shin
refrigeratin vents - pare us, a r cooling and air
- con t oni g apparatus, elevators, escalators, shades, awnings, window screens,
screen doors. storm doers and windows, stoves, ranges, wall beds, refrigerators,
attached cabinets, venetian blinds, store shutters, partitions, ducts, compressors,
bath tubs,? sinks, water closets, water basins, faucets and other plumbing -
fixtures; it being understood and agreed that all Building Equipu~ent is•part
and parcel of the Property and appropriated to the use thereof, and whether
affixed yr annexed to the Property or not, shall for the purpose of this instrument
be deeAed conclusively to be real estate and mortgaged hereby; and Debtor
agrees to execute and deliver, from time to time, such further instruments as
may be requested by Secured Party to confirm the paramount and superior priority
- of the lien of this instrument on any-Building Equipment. •
j (c). If the Property is nos or shall hereafter be used for commercial
purposes, then the furniture and furnishings and any replacements thereof which
may be owned by the Debtor, and which are now or may hereafter be located upon
the Property.
(d) The hazard insurance policy covering the Property, together with any
and all extensions and replacements thereof, and any and all rights thereunder;
any and all rights of subrogation provided by the mortgage which encumbers the
Property, of even date herewith, or arising thereunder; any monies in any -
escrow accounts established or accrued pursuant to said mortgage; any property
or other thing of value acquired with oz paid for by any future or further
advances pursuant to said nwrtgage.
(e) Any damages awarded pursuant to condemnation or e~ainent domain
proceedings; as encumbered by said mortgage.
(f) AlI of the Debtor's right, title and interest in and to any leases,
whether presently in existence or hereafter executed, which in any manner
affect or deal with the Property or any portion thereof, or any buildings or •
improvements .presently situated or hereinafter constructed upon the Property.
(g) All rent, income, revenues, and prof its due or received presently or
hereafter under the terws of any of the leases or frow the Property.
(h) All licenses, perwits, and other docursents, if any are necessary or
required by applicable governmental authority to conduct business at the Property.
tt) All contracts and contract rights relating to,-and all proceeds -
derived frow the gaffe pf, the Property, or any part thereof, or any improve-

connection therewith.
