5. COMMERCIAL VEHICLES, MOBILE HOMES, TRAILERS, 80ATS, ETC.: Commer-
cial vehicles must be garaged or screened from view from canals and
roads. Commercial boats and houseboats must be approved by the Devel-
oper. No more than one commercial boat or houseboat will be allowed on
any one lot. Houseboats must not obstruct the view or water passage of
any other lot owner. Motor homes, recreational vehicles, shall travel
trailers and boat trailers and boats cannot~be lived in while located
on any lot and must be screened from view from the canals and roads, or
kept in enclosed garages. No living on any boat or houseboat in QUEENS
COVE except during the four-month maximum residence construction period.
All boats must be tied--into an approved septic system during this time.
Dumping of holding tanks into the canal system will not be permitted.
Mobile homes cannot be placed upon any lot or lived in, except during
the maximum four-month residence construction period. Mobile homes
must be tied into an approved septic system.,.~'he Developer reserves
the right to locate any of the vehicles herein referred to in a common
storage area screened from view.
6. FILLING IN AND REMOVING : No lot or parcel shall be increased in
size by filling in the-water it abuts. The elevation of a lot will not
be changed so as to materially affect the surface elevation or grade
of the surrounding lots. No rock, gravel or clay shall be excavated
or removed from any property for commercial purposes.
7. NUISANCES: No animals, livestock, poultry or insects of any kind
shall be raised, bred or kept on any lot,- except that dogs, cats, or
other household pets may be kept, provided that the same are not kept,
bred or maintained for any commercial purpose, and provided further
that the same are not so kept as to be or become any annoyance or nui-
sance to the neighborhood. All household pets must be leashed while
outside the lot on which they live. Clotheslines or drying yards shall
not be permitted unless concealed by hedges, lattice work, or screening
acceptable to the Committee. No signs or other advertising shall be
displayed on any lot unless the size, form and number of same shall be
first approved in writing by the Committee. No weeds, underbrush or
other unsightly growths shall be permitted to grow or remain upon the
premises conveyed, and no refuse pile or'unsightly objects shall be
allowed to be placed or suffered to remain anywhere thereon. In the
event that any owner of any property in the subdivision shall fail or
refuse to keep the said premises free from weeds, underbrush or refuse
piles or other unsightly growths or objects, then the subdivider and/or
~ Committee may enter upon said lands and remove the same at the expense
of the owner and such entry shall not be deemed a trespass and in the
event of such a removal a lien shall arise and be created in favor of
~ the Subdivider and/or Committee and against such lot for the full
amount chargeable to such lot and such amount shall be due and payable
within 30 days after the owner is billed therefor.
8. WALLS: No boundary wall shall be constructed with a height of more
than four feet and no boundary line hedge or shrubbery shall be per-
mitted with a height of more than four feet. No wall of any height
shall be constructed on any lot until after the height, type, design
and approximate location therefor shall have been approved in writing
by the Committee, The heights or elevations of any wall shall be
measured from the existing elevations of the property at or along the
applicable points or lines. Any question as to such heights may be
completely determined by the Committee.
9. BULKHEADING AND SEAWALLS: Bulkheading and seawalls, if desired,
must be of a quality approved by the Committee and constructed in a
professional manner. All bulkheading and seawalls must be maintained
and kept in good repair. The use of tires as boat bumpers is pro-
hibited. Any form of rip rap along shoreline must be approved before
placement.
10. TAXES AND GOVERNMENT LIMITATIONS: Any conveyance of property is
made subject to taxes and other assessments, if any, levied or assessed
against the property in the-year in which it is conveyed-and subject -
to all restrictions and limitations imposed by governmental authority.
11. SUBDIVISION OF LOTS: None of the lots shall at any time be divided
into as many as two building sites and no building site shall be less
in- area than--the -area of --the-smallest-lot platted in-the block- of---which -
the building site is a part. A single lot together with contiguous
portion or portions of one or more lots in the same block may be used
for one building site, and no building or structure or any part thereof
