CITIZENS FEDERAL SAVINGS AND LOAN ASSOCIATION OF ST. LUCIE COUNTY, a corporation
organised and existing under the lava of the United States of America, whose address is 1600 South Fed-
eral Highway, City of Fort Pierce, County of St. Lucie, State of Floriua, (herein "Lender").
WHEREAS, Borrower is indebted to Lender in the rm sum of

does hereby mortgage, grant and convey to Lender the following described property located in the County
of ST. LUC I E State of Florida:
Unit 302, HUTCHINSON ISLAND CLUB, INC., a Condominium according to the
Declaration of Condominium, as recorded in Official Records Book 254,
Page 2128, et. seq., and as amended at Official Records Book 257, Page
674, et. seq., and second amendment thereof, as recorded at Official
Records Book 262, Page 2033, all of the Public records of St. Lucie
County, Florida, together with all appurtenances thereof, together with
an undivided interest in the common elements and limited common elements.
Together with all of the appurtenances to such apartment, the air--
conditioning unit serving said apartment and all fixtures and appliances
located therein.
` The mortgagor covenants that it and the association responsible for the
operation of this condominium wilt observe all of the provisions of the
Declaration of Condominium which is above described, and of the Condominium
Act, and will perform their obligations under such Declaration and Act; and
a failure to do so which is not cured within 30 days after notice given by
the mortgagee to the nartgagor and the association shall constitute a
default under this nartgage.

TOGETHER with aD the improvements now or hereafter erected on the property, and all eas9e-
ments, rights, appurtenances, rents, royalties, mineral, 0~1 and gas rights and profits, water, water rights, and
water stock, and all fixtures now or hereafter attached to the property, all of which, including replacements
and additions thereto, shall be deemed to be and remain a part of the property covered by this Mortgage;
and aIl the foregoing, together with said property (or the leasehold estate if this Mortgage is on a lease-
hold) are herein referred to as the "Property".
Borrower covenants that Borrower is lawfully seised of the estate hereby conveyed and has the right
to mortgage, grant and convey the Property, that the Property is unencumbered, and that Borrower w81
warrant and defend generally the title to the Property against aD claims and demands, subject to any declar-
atioa~a, easements or restrictions listed in a schedule of exceptions to coverage in any title insurance policy
-insuring Lender's interest in the Property.
