Lender the rents of the Property. Provided that Borrower shall. prior to aooekration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents ss they become due cad payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Leader :ball be entitled to have a
receiver appointed by a court to enter upon, take poasasion of and manap the Property and to collect the rents of the
Property, including those past due. All rents collected by the reoavet shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but cot limited to, reoeivec's fees, premiums on receivers
bonds and reawoabk attorney's foes, and then to the-sums secured by this Mortpge. 'Ilte receiver-:ball be liable to account
only for those recta aMually received.
Tl. 1?'dBr~e Aivatace+t. Upon request by Borrower, Lender. at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Stich Future Advances, with interest thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are securod hereby. At no time shall the principal
amount of the indebtedness secured by this Mortpge, not including sums advanced in accordance berewitlt to protect the
security of this Mortgage, earned the original amount of the Note plus USZ..""-"..:-'-"-"-"- .
Z2. Release. Upq~n payment of all sums secured by this Mortgage, Leoder shall release this~Mortgage without chary
to Borrower. Borrower shall pay all coats of recordation. if any.
23. Attorsiey's Fees. As used in this Mortgage and in the Note. "attorney's foes" shall include attorney's fees, if any,
which may be awsrded by an appellate court.
