prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all awns which would be then due under
this Mortgage, the Note and notes securing Future Advances, if any. had rio aooekratbn occurred; (b) Borrower cures
all breaches of gay other covenants or agreements of Borrower contained in this Mortgage; (c) Borrower pays all rcasoaabk
expenses incurred by Lender in enforcing the covetiagta and agreemenb of Bormrrer eoatained is this Mortgage gad in
enforcing Lender's nmodies as provided in paragraph 18 hereof. including, but not limited to, reawnabie attorney's fee; and
(d) Borrower takes such action as Leader may reasonably require to aaune that the lien of this Mortgage, Lender's interest
in the Property gad Borrower's obligation to pay the wms secured by this Mortgage shag continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligations sectired hereby shag remain-in full force and eQect as if
no acoekration had occurred.
2B. Asdgrrreat o[ ReMs1 A~olatirient of Recdver. As additional security hereunder, Borrower hereby assigns to
Lender the rents of the Property. Provided that Borrower shall. Prior to aocekcation under paragraph 18 hereof or abandon-
ment of the Property. have the rigbt to collect gad main such rents a: they become due gad payable.
Upon ruxekntion under paragraph 18 hereof or abandonment of the Property, Linder shall be entitled to have a
roceiver appointed by a court to enter upon, take possession of and manage the Property gad to collect the rests of the
Property, including those past due. All rents collected by the receiver shall be applied Rrst to payment of the coats of
management of the Property and collection of rents. including, but not limited to. raxiver's fees, prwniums on raxiver's
bonds sad reasonable attonney's fees. and then to the sums secured by this Mortgage. The receiver shall be liable to account
- onty for those rents actually received.
21. Ftitere Aivance+s. Upon request by Borrower. Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by the
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal ~ .
amount of the indebtedness secured by this Mortgage, not including sums advanced in aooordanoe herewith W protect the -

22. Release. Upon payment of all sums secured by this Mortgage, Lender shall please this Mortgage without charge '
to Borrower. Borrower shall pay all coats of recordation. if any.
23. Attoroey's Fns. As used in this Mortgage and in the Note. "attorney's foes" shall include attorney's fees, if any,
which may be awarded by an appellate court.
