1. Only one (1) single family dwelling or residence shall be
placed on each lot.
2. The minimum size house shall have eighteen hundred (1800)
square feet of air-conditioned living area exclusive of porches and
breezeways.
3. - -The set-back--for- ail structures- of any- -kind shall conform to
the various governmental agency regulations of St. Lucie County for
front, side and rear lot lines.
4. No noxious or offensive act-ivities-shall be carried on.upon
any lot, nvr shall anything be done on it that may be. or become an annoy-
ance-or nuisance to the neighborhood. Home occupations shall be limited
to those activities approved by various governmental regulations under the.
zoning regulations in St. Lucie County.
S, Lots must be kept clean and free of unsightly refuse or struc-
tures and shall not be used or maintained as a dumping ground or storage
area for rubbish,. trash, garbage, loose articles; or vehicles which bear
no current license plates or current state inspection sticker. All incin-
erators or other equipment for the storage-or disposal of such material
shall be kept in a clean and sanitary condition.
6. Property herein described shall be restricted to residential
uses. In the event animals are kept, they shall be limited to dogs,
cats, or other household pets. No commercial pet activity will be
allowed. Dogs within the subdivision shall be within an enclosed area
or on a leash at all times..
7. Fences shall be constructed of new and permanent materials con-
sisting of wood, metal or chain link. Posts shall be of uniform size, -
height and materials. The height of any fence, screen or hedge shall
not exceed six (6) feet. No permanent clothes lines-will be allowed
within the subdivision.
8. The installation or erection of any sign, other than "For
Sale" signs, "residence of" type signs, or name signs is prohibited.
"For Sale" signs shall not exceed 18 inches by 34 inches in size and
"residence of" or name signs shall be no larger than two(2) square feet.
Limit one (1) sign per lot.
9. Each building site shall have a driveway, constructed of
concrete or asphalt, extending from the paved road to the residence build-
ing over a culvert, if required, which shall be installed-according to
St. Lucie County requirements to provide proper drainage. Drainage must
conform to the engineering specifications of the recorded plat.
10. Trucks, boats, recreational vehicles, vans, campers, etc., shall
be kept inside a closed garage.
il. All dwelling units shall have a minimum of a two car garage.
No carports will be permitted. All out buildings and utility buildings
shall be constructed of new material and shall remain-consistent with
the exterior color of the residence.
12. Garbage cans, arbage containers and trash bags shall .not be
visible except twelve (12~ hours prior to, and twelve (12) hours after
scheduled pickup.
13. Each home shall have a front elevation consisting of at least
35 percent of wood, stone or brick. All remaining exterior walls shall be
stucco with the use of~earth tone colors.
14. Each lot shall, at the time of issuance of a Certificate
of Occupancy by the Building Department of St. Lucie County, have
a minimum of X500 worth of plants and 5,000 square feet of sod
extending to the paved portion of the street. within 30 days of
occupancy of the house, all windows shall have drapes.
