LEASE
THIS LEASE, made this day of 1979,
by and between MORRIS GATES and ANNA GATES, his wife, and DAVID GATES
and SYLVLA GORDON, hereinafter referred to collectively as-"Lessor",
and IOANNIS D, ROUSSIS and CONSTANTINOS II. ROUSSIS, hereinafter
referred to-collectively as "Lessee".
WITNESSETH: '
Lessor hereby leases and demises unto Lessee the premises,
including any structure or facilities to be built in the future
during the term of this Lease, situate, lying and being in the County
of St. Lucie and in the State of Florida, legally described as follows
(survey to be supplied by Lessor; this Lease is contingent upon the
parties agreeing upon the survey description; demised premises _
shall consist of a parcel of land 100 feet wide fronting on U.S. 1
in Port St. Lucie, Florida, and 275 feet deep; additionally, the
.Lessor agrees to give the Lessee, during the term .of Phis Lease, an
exclusive easement for parking on a parcel of land 25 feet by 100
feet immediately adjacent to the demised parcel on the East end of
the demised property.- The legal description of the foregoing property
is attached hereto and made a part hereof as Exhibit "A").
1. TERM. It is the intention of the parties that the Lessee
shall construct a restaurant building on the premises described here-
in, and that during the period of the Lease the monthly rental shall
be One Thousand Dollars ($1,000.00) per month; the term of this
Lease shall be ten (10) years, plus a reasonable construction period;

shall have the right to purchase the property at any time during the
period of the leased term or any renewal thereof for One Hundred Ten
Thousand Dollars ($110,000.00). It is specifically agreed by and
between all parties that the Lessor will assist the Lessee in obtain-
' ing a construction loan from a commercial lending institution not
to exceed One Hundred Thousand Dollars ($100,000.00) for the purpose
