The Lessee shall have the right to construct a restaurant~o~ the subject premises and to make such other alterations, additions, or improvements as they deem necessary to carry out the purpose of operating a restaurant business. 5. REPAIRS. The Lessee shall, during the existence of this Lease, be responsible for all repairs to the leased premises. - 6. MAINTENANCE. The Lessee shall be responsible for all maintenance of the demised premises which shall be accomplished at their expense. 7. UTILITIES, TAXES AND SERVICES. Lessee shall pay for all electricity and water consumed by-them in their use of the demised premises. Lessee shall pay all real estate taxes on the demised premises, including and increases which~-occur during the leased term. Lessee shall pay all special taxes and assessments for Che improve- ment or betterment of the demised real property of every kind and nature. Lessee shall pay all rental sales taxes and shall further pay all tangible personal property taxes or other taxes levied with respect to furniture, furnishings, inventory, and equipment owned by them and kept on the leased premises for their sale or. use. 8. INSURANCE. Unless mutually agreed otherwise, Lessee, or Lessor, at the expense of Lessee, shall maintain in force public - liability insurance on the demised premises naming Lessor and Lessee as named insureds, in an amount not less than $1,000,000.00 for any one accident, and not less than $500,000.00 for any injury to a single person, Lessee hereby agrees to indemnify Lessor against-and to hold Lessor harmless from any and all claims or demands fos loss of or damage to property or for injury or death to any person from any cause whatsoever while in, upoh, or about said demised premises, or the sidewalks adjacent thereto during the tez~m of this Lease. The Lessor shall be named as co-insured on all of the policies of liability insurance held by Lessee, and shall be entitled to a certificate from the insurer showing said coverage to be in effect.
