11, ASSIGNMENT AND SUB-LETTING. The Lessee may assign this
Lease or sub-let any portion of the leased premises only with the
written consent of the Lessor, which may not be unreasonably withheld.
In the event of .such assignment or sub-lease with the premi.ssion of
Lessor, the Lessee shall remain pr~:marily liable for the payment of
the rents herein reserved and for the performance of all of the .other
terms of this Lease required to be performed by the Lessee.
12. DEFAULT - RE-ENTRY AND REPOSSESSION. Lessor may terminate
this Lease in the .event of non-payment by Lessee of any installments
of rent, provided said default in payment continues for a period of
thirty (30) days after written notice of default, or if the demised
premises are abandoned or vacated by Lessee during the term of this
Lease. Lessor shall have the right to re-enter and repossess the
demised premises by force, and to dispossess and remove therefrom all
occupants and-their effects, without being liable-for any-prosecution _
therefor, and to hold the premises as if this Lease had not been made.
Lessor may, at their option, re-let the premises as agent
of Lessee, Lessee remaining liable for loss or damage resulting from
the abandoruaent. Lessee hereby waives all rights of notice to quit
or intention to re-enter the premises under the provisions of any
statute of the State of Florida, or of this Lease, and in the event
of any abandonment of the premises.
13. ACCEPTANCE OF RENT AFTER DEFAULT. The receipt and accept-
ance by Lessor of rental payments as they become due from Lessee where
Lessor has knowledge of the existence of a breach of a term or condi-
tion of this Lease by Lessee, or after Lessor has served notice,
commenced an action, or obtained a~final judgment for breach of this
Lease by Lessee, shall not be construed as a waiver of the breach by
Lessor and shall not operate to prejudice, waive, or affect any right
or remedy that Lessor may have under this Lease or by operation of
law, as to that breach or any future breach of the same or of a
different nature.
