EXAIBIT "A"
SPBCIAL CLAIISES
1. Mortgagor shall pay to Mortgagees the sum of Twenty-five and
No/100 Dollars ($25.00) per month payable beginning September 15,
1979, and continuing on a like day of each succeeding month
thereafter, said payments to be placed in escrow by Mortgagees
and applied to the hazard insurance and real estate taxes due

Mortgagor shall pay to Mortgagees on December 31st of each year
during the pendency of this mortgage whatever amounts of money
that may be necessary to pay the taxes and insurance in full
to the extent that the taxes aazd insurance exceed the total
amount of escrow payments paid for the preceding calendar year.
2. Mortgagor-shall at all times maintain subject property in good
condition and shall at all times keep in full force and effect
a termite maintenance contract.
3. Mortgagor shall not encumber mortgage or pledge subject property
or allow liens to be placed on same without written permission of
Mortgagees.
4. This mortgage is not assumable and cannot be transferred or
assigned to another party without written approval of Mortgagees
and in the event of a transfer of subject property in disregard
of this clause, all sums as called for in the note incorporated
herein shall forthwith be considered due and payable by accelera-
tion of payment of all principal and interest remaining under
the said note.
5. Mortgagor shall not rent or lease subject property to any person.
6. In the event of the death of Mortgagor, the entire balance
j remaining under the note incorporated herein together with.
interest accrued shall become due and payable imaaediately.
