valuable considerations, receipt wher+soj ~ her+e6y acknowledged, hereby grants, bargains, sel4, aliens, re-
rrtises, releases. convoys and, rnnjirrns unto the grantee. all that certain land situate in St. Lucie
County. Florida, viz:
Commencing at the intersection of the East Right of Way line of
Florida East Coast Railway Company and the line dividing Sections
28 and 33 in Township 34 South, Range 40 East (Same being the
southwest corner of property formerly owned by St. Lucie Club);
run thence northwesterly along said east right of way line for
a distance of 454.9 feet for point of beginning;
From point of beginning continue on northwesterly along said
East right of way line for a distance of 145.0 feet; run thence
North 89° 50• east 1015.26 feet, more or less to waters edge
of the Indian River; run thence southeasterly along waters
edge of Indian River a distance of 100 feet; run thence
south 89° 50' west for a distance of 1000.26 feet, nwre or
less, to point of beginning= being in Section 28, Township
34 South, Range 40 East; and being the same land conveyed
by Julian M. Strickland and wife to Edward E. 8unge by war-
ranty deed dated the 18th day of October, 1945, and record-
ed in Deed Book 119, page 211, of the public records of St.
Lucie County, Florida. Together with riparian rights.
EXCEPTING, HOWEVER, from the above described tract the north
seven (7) feet thereof conveyed by Edward E. Burge to B. C.
Shaw and wife by warranty deed dated March 3, 1947, recorded
in Deed Book 132, page 405, of the public records of St. Lucie
County, Florida.
