ment of the Property, have the right to collect and retain such rants as they biome due and payable. -
Upon acceleration_under_paragraph 18 hereof or abandonment of the Property, Lender shag be entitled to have a
receiver appointed by a court !o enter upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. Al! rents collected by the receiver shall 6e applied first to payment of the coats of
management of the Property and collection of rents. including; but not limited to, receiver's fees, premiums on receiver

21. Ftiture Advaecer. Upon request by Borrower. Lender. ss Lender's option within twenty yeah from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this _
Mortgage when evidenced by promissory notes stating that said notes are secured hereby; At no tuna shalt the principal
amoupt of the indebtedness secured by this Mortgage, not including sums advanced in aeoordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USf .
22. Relare. Upon payment of all sums secured by this Morigsge, Lender shall ukase this Mortgage without charge
. to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's foes" shall include attorney's fees. if any,
which may be awarded by an appellate court.
