SE?26'19 9 0 ~ 0 ~ - i TOfrE'MER via as awl sigrlar the tirtures appurtenant thereto, which shall include, insofar as they are now or may hereafter belong to or be use with the premises or any buildings or improvements thereon and whether attached or detached; all lighting. f heating, ventilating. air-conditioning, swimming Fool equipment, incinerating. sprinkling, and plumbing fixtures; irrigating, water and power systems; engines and machipery; boilers, ranges. furnaces, oil burners. or units thereof; elevators and :rotors, refrigeration plants or units; kitchen cabinets; cooking appliances; mall beds; storm windows and doors; window and door screens; awnings: window shades; shrubbery; rugs and carpeting; and aQ property row or hereafter attached to or reasonably necessary to-the use of the premises, all of which shall be deemed to be fixtures and shah be part of the security for the indebtedness herein mentioned and shall be cov- ered by this Mortgage;-and together with all and singular the buildings. improvements, ways. streets alleys, passages. waters, water courses, rights, liberties, privileges, easements. tenements. hereditaments, acrd appurtenances thereunto appertaining and the reversions and remainders, rents, issues, and profits thereof. all of the said property, whether real or personal. -being hereinafter designated as "the premises". - TO HAVE AND TO HOLD the same. and all the estate, right, title. interest. homestead, dower, right of dower. separate estate, property, possessidr, claim and demand whatsoever in law and in equity of Mortgagors in and to the same unto Mortgagee, in tee simple, forever. AND Mortgagors do hereby covenant with Mortgagee that they are indefeasibly seized of the said premises in fee simple and have tall power and lawful right to convey the same as aforesaid and that it shall be lawful for Mortgagee at all times tiereafter peace- ably and quietly to enter upon, hold, occupy and enjoy the premises and erery part thereof. that the premises and every part thereof are free from all encumbrances; that they will make such other and further assurances to perfect the fee simple title to-the premises in Mortgagee, as may hereafter reasonably be required; and do hereby fully warrant said title to the premises and every part thereof and will defend the same against the lawful claim of all persons whomsoever. PROYIOED, ALWAYS, that if Mortgagors shall pay to Mortgagee all sums due under the terms of this Mortgage and all the in- debtedness evidenced by a cer+ain Promissory Note of teen dale herewith, which is incorporated herein by reference, and is signed by Mortgagors, .and payable to the order of Mortgagee , in the principa! sum of $3,100, 000. GO bearing interest at the rate set forth therein with principal and interest payable as set forth therein, the last installment of the entire unpaid balance of principal and interest to yecome due and payable on September , A.D., 19 81. and as thereafter modified, renewed or extended. together with all interest thereon, and; FURTHER PROVIDED, that if Mortgagors shat! duly, promptly and fully perform and comply with and abide by all of the coven:~~is and agreements of the said Note and this Mortgage and erery other instrument securing said Note, then this Mortgage and the estate hereby created shall cease and be null and void. _ ;i AND PROVIDED ALWAYS, and this Mortgage is upon this express condition. that if said Mortgagors shall pay the indebtedness ~ evidenced by said Promissory !cote and a!I renewals and extensions thereof, together with interest thereon and all other sums secured by this Mortgage and shall tally perform and comply with all the covenants and agreements of said-Note and this Mortgage and every - other instrument securing slid Note, tden this Mortgage and the estate hereby granted shall cease and be•null and void.
