21. Asdgimlent et Rehr, Appol~treat of Reeeiver. As additional securtty hereunder. Borrowu hereby assigns to
Lender the rents of the Property, providtd-that Borrower shall. Prior to socekration under paragraph 18 Ikreof or abandon-
ment of the Property. have the right to collect and retain such rents as they becoate due and payable.
Upon acoekntion under paragraph 18 hereof or abandonment of the Property, Leader shall bo entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property sad to collect the rears of the
Property, including those past due. All rents collected by the r+ooeiver shall be applied. first to payment of the costs of
management of -the Property and collection of rents. including, but not limited to, receiver's fees, premiuats on receiver's
hoods and reasonable attorney's fees. and then to the sums secured by this Mortgage. 'Ibe receiver shall be table to account i
only for those rents actually reoEived.
21. 1Ftthtre AivaK~+a. Upon request by Borrower. Lender, at Lender's option-within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. -Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said Works are secured hereby. At no time-steal! the- principal
amount of the indeMedness secured by this Mortgage, not including sums advanced in aooordanoe herewith to protect the
~ security of this Mortgage, exceed the original amount of the Note plus USS...
22. RdarG Upon payment of all sums secured by this Mortgage, Lender shall release this~Mortgage without charge
to Borrower. Borrower shall pay all coats of recordation. if any. f
23. Attasey*s Fa~s. As used in this Mortgage and in the Note. "attorney's foes" shall include attorney's fees. if say, ~
which may be awarded by an appellate court.
