prior to entry of a judgment enforcing this Mortgagts if: (a) Borrower pays Leader all sums which would be then due under
this Mortgage, the Note and notes socuring Futuro Advances, if nay. bad ao aooekratioa occurred; (b)_Borrower cures
all breaches of any other covenants or agreements of Borrower contained is this Mortgage; (c) Borrower pays all reat+onabk
expenses incurred by Leader is enforcing the oovenagts and agreeareats of Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hereof, includins, but not limited to, reasonable attorney's fee:; and
(d) Borrower takes such action as Leader may reasonably require to assure that the ilea of this Mortgage. Leader's interest
in the Property and Borrower's obligation to pay the sums secured by thin Mortgage shag continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligations secured hereby shall retnaia is full force and effect as if
no :ocekatioa had occurred. _ _

Lender the Hats of the Property, provided that Borrower shall. prior to acoekation under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect sad retain such vents as they becoure due sad payable. -
Upoa aooekration under paragraph 18 hereof of abandonment of the. Property, Leader shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. Alr~renta collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to. receiver
s fees, premiums- on receiver's

only for those rents actually received.
21. lF~t~re.Ai~arsces. Upon request by Borrower. Lender. at Lender's option within twenty-years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advarues, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory rates stating that said -rates are secured hereby. At ra time shall the principal -
amount of the iadeMedaess secured by this Mortgage, not including sums advanced in aonordanoe herewith to protect the

22. Release. Up4a payment of all-sums socurtd by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay aU costs of recordatan. if any.
23. Attoreey'ts Fees. As used in this Mortgage and in the Note. "attorneys fees" shall in_

which may be awarded by an appellate court.
