Within 20 days after the date this contract is signed by Seller, Seller shall furnish to Buyer's Attorneys the abstract of title as required above and estoppel lFtters from holders of existing mortgages encumbering the subject land, directed to Buyer, stating the balance- owed, date and amount of nect payment due, verifying that the mort- gage is in good standing and free from dafault, and that ft has not been modified. 9. Time is of the essence and closing shall take place D,~~r 10, 1979, subject to other provisions of this agreemer?t. Purchaser's attorneys shall have thirty (30) days after receiving the abstract in which to raise any objection and give notice to the Seller's attorney, otherwise it will be- oonsidered that title is clear and fee single is vested in Seller. Purchase money mortgage shall ~movide 30 day grace period. 10. Seller shall pay for documentary stamps on the deed, intangible- tax on the purchase money mortgage, recording fee for purchase-money .mortgage and corrective instruments, and costs for abstracting to time of Closing. Buyer shall pay to record the deed and the cost of do- cumentry stamps on the purchase-money note. 11. Seller warrants and will warrant at closing that no party other than Seller is entitled to possession, claims, possession, or is in possession of any part of the subject land, and that there are no outstanding contracts other than this contract for the sale, lease or option of the subject land or any portion thereof. 12. Parrish and Nemeth, P.
