THIS SPECIAL WARRANTY DEED, made this ~ S+~ day of

(the "Grantor"), a corporation organized and existing_ -
under the laws of the State of California, and-Miracle
Fruit Company (the "Grantee"), a corporation organized and
- existing under the laws of the State of California,- the
Post Office address of which is P. O. Box 589, Fullerton, _ -
California 92632; -
WITNESSETH THAT:
Grantor, for and in consideration of the sum of -
Ten and No/100 Dollars ($10.00) and other good and valu-
able consideration- paid to Grantor by Grantee, the receipt
-of which is acknowledged, has granted, bargained and sold,

Subject to: Real property taxes for 1979

latory laws-and ordinances affecting the
above-described real property; restrictions,
_ reservations, covenants, conditions, limita-
• tions and easements and other matters
whether or not of record; and a purchase
money mortgage of even date herewith
_ securing payment of one promissory note in
the original principal sum of $9,135,7. 98,
which purchase money mortgage is part of the _
security for payment of said promissory
note; the remainder of the security for said
note consisting of purchase money mortgages
encumbering real property in other Counties-
in Florida and deeds of trust conveying
properties in the States of Arizona and
California, all given by Grantee to Grantor. -
