and of this Mortgage governing the manner, notice, and
conditions of a foreclosure sale of said land shal apply
to such sale of said stock by Trustee. - -
15. That acceptance by Mortgagee of any sum in -
.payment, or part payment, of any indebtedness secured
hereby, after the same is due or after -a default shall not
constitute a waiver of the right to require prompt payment
when due of all other sums so secured, nor shall such
acceptance cure or waive any remaining default-or -
prejudice any of the rights of Beneficiary under this
Mortgage. ~ ~ _

16. That any award of damages in connection with
any condemnation for public use of or~injury to said
property or any part hereof is hereby assigned-and shall
be paid to Mortgagee which may apply or release such
moneys received by it in the same manner and with the same _
effect. as above provided for disposition of proceeds of
fire or other insurance.
17. That Mortgagor hereby assigns and transfers
to Mortgagee all damages, royalties and rentals and - ~
revenues of every kind, nature and description whatsoever
that Mortgagor may be entitled to receive from any person,
company or corporation owning or having or hereafter
acquiring a right to the oil, gas or_mineral rights in
said property or any par t_ thereof, with-the right in
Mortgagee to receive_ and receipt therefor and apply and {
release such moneys receved by it in the same manner and
with the same effect as above provided for disposition of
proceeds of fire or other insurance; and Mortgagee may
demand, sue for-and recover any such payments, but shall
not be required so to do.
18. That without affecting the liability of any
~ other person liable for the payment of any obligation
therein mentioned, and without affectincl the lien or !
charge of this Mortgage upon any property not then or i
theretofore released as security, for the full amount of
all unpaid obligations, Mortgagee may from time to time,
and without notice: release any person so liable, extend
the maturity or alter any of the terms (including interest
rates) of any such obligation, or grant other indulgences,
release or reconvey, or-cause to be release or reconveyed
at any time at Mortgagee's option any parcel or portion or
all of the real property described herein, take or release- _
any other or additional security for any obligation herein
mentioned and/or make composition or other arrangements
with debtors in relation thereto. If Mortgagee at any
time holds any additional security for any obligations
secured hereby, it may enforce the sale thereof or other-
wise realize upon the same at its__option, either before or
concurrently therewith or after a sale is made hereunder.
19. Mortgagee will have the right to declare the
principal balance and accrued interest of the Note
immediately due and payable if any of the real property
sabjec t to any of the mortgages or deeds of trust securing
