other sums to be paid by Mortgagor pursuant to the
provisions of-this Mortgage.
2, To keep the. Mortgaged Property in good
condition-and repair and not to commit or permit waste or
stripping thereof; to complete or restore promptly and in
good and workmanlike manner any building which may be
constructed, damaged or destroyed thereon and to pay when
due all-claims for labor performed and materials furnished
therefor and for any additions thereto and alterations
thereof; if agricultural land, to farm, cultivate,
fertilize, care for, irrigate, and performa all other acts
which from the character and use of the property may be
reasonably necessary; not to remove or demolish, nor alter
or impair the design or structural character of, any
.building, fixture, equipment, fence, canal, well, or other
improvement now or hereafter situated upon the Land, nor
to hedge or topwork any citrus trees now or hereaf ter upon
the Land without the written consent of Mortgagee,-nor to
remove, replace, graft, bud."or otherwise alter any horti-
cultural or vitacultural tree, vine or shrub planted upon
said property for a commercial purpose except as necessary
in pursuance of good farm management practices without the
written consent of Mortgagee.
3. Mortgagor shall maintain and care-for the
citrus trees and crops located or grown on the Land, such
maintenance and care to include cultivating, spraying,
draining, dusting, pruning, fertilizing, irrigating and
protecting the .trees and crops against damage by freezing,
fire, draining, flood, hurricane and other damage from the
elements all to be done in a good_and husbandlike manner
and in accordance with standard methods of citrus grove
caretaking-generally recognized; accepted and in use for
citrus groves located in the vicinity of the Mortgaged
Property.
4. To provide and maintain insurance covering
all buildings, structures and improvements now situate or
which hereafter may be erected or placed upon the land
against loss or damage by fire, windstorm, flood and such
other hazards as Mortgagee may from time to time require,
all such insurance to be"in forms, with companies and in
sums (not less than sufficient to avoid any claim.on the
part of the insurers for co-insurance) satisfactory to
Mortgagee; all insurance policies to be held by and first
payable in case of loss to Mortgagee; and at least fif teen
days before the expiration of each such policy to deliver
to Mortgagee a new and sufficient policy to take the place
of the one so expiring; it being agreed that in the event
of a loss the amount collected under any policy of
insurance on said property may, at the option of
Mortgagee, be applied by Mortgagee upon any indebtedness
and/or obligation secured hereby and in such order as
Mortgagee may determine, or said amount or any portion
thereof may, at the option of Mortgagee, either be used in
replacing or restoring the improvements partially or
totally destroyed to a condition satisfactory to
" Mortgagee, in either of which events Mortgagee shall not
