The average size c+f the existing 108 apartment unite_in Phases I and II is 995 square feet, whereas-the average sire of each apartment in the proposed 72 units in Phase III is 898 square feet. However,. the total area'pei building for the proposed Phase IiI is 16, 172 square feet, whereas the total area per building for the three story apartment building is 19,440 square feet. .Defendants could have constructed an apartment - building 3,268-square feet larger than was originally proposed for a three story building in the proposed Phase III. The so-called - "green area" or space occupied on the ground for Phase III-will ~ be slightly larger than in the three story buildings in.Phasea I and II. - Since the total number of apartments in Phase III is the same as the original proposed three story apartment buildings in Phases I and II and since there are fewer two bedroom apartments in -Phase III, the population den$ity should be the same or slightly lower than originally proposed for the three Qtory apartment build- ings- in Phase III. ~ - _ The existing roof in the buildings in Phases I and II are flat and the proposed roof design in Phase III is a gable design roof with a slight slope. The architect who has designed- Phase III testified that the Phase III roof design in his experience is a better designed roof with-fewer problems than the flat type roof design in Phases I and II. -The existing buildings in Phases i aad II have separate utility rooms for washers and dryers and there is no utility room for washers and dryers in_the individual apartments in Phases I and II. The proposal for Phase III is to have separate utility rooms in each .apartment so that washers and dryers can be located in each apartment and there will be no separate utility room outside the _ apartments. Plaintiffs are concerned that this type of arrangement for Phase III could bring on future problems if washing machines overflow and drip down into apartments below.
