the parties hereto, which agreement, by reference hereto, is

TO HAVE AND TO HOLD the same, together with the tenements, heredita-
ments and appurtenances thereto belonging or in any wise appertaining, in fee
simple.
AND the Mortgagor(s) do hereby covenant with the Mortgagee that they
are indefeasibly seized of said land in fee simple; that they have fell power
and lawful right to convey said land in fee simple as aforesaid; that it shall
be lawful for the Mortgagee at all times peaceably and quietly to enter upon,
hold, occupy and to enjoy said land; that said land is free from all encum-
brances; that they will make such further assurances to protect the fee simple
title to said land in the Mortgagee as may reasonably be required; that they
da hereby warrant the title to said-land and will defend the same against the
lawful claims of all persons whomsoever,
