1. To make all payments required by the note and this nrurtgage promptly when due- A L ~
2. To pay all taxes, assessments, bens and encumbrances on that property promptly when due. ~}V
3. To keep all improvements on uid premises in good repair and insured to its full insurable value with foe and extended coverage
insurance during the term of the mortgage with mortgagee named as loss payee as its interest appears. If any sum becomes payable under
such policy, the mortgagee may apply it to the indebtedness secured by this mortgage or may permit the mortgagor to use it for other
purposes, without impairing the lien on this mortgage.
4. To commit, permit, or wffer no waste, impairment, or deterioration of tF,e mortgaged property.
5. Default in paying any installment required by the note or failure to maintain reyuirrd insurance shall, at the option of the
mortgagee and without notice or demand, render the entire sum remaining unpaid at Dove due and payable, less rebate of Finance Charge as
stated in the note; and the mortgagee may foreclose this mortgage in the manner provided by law, and have the mortgaged property sold to _ ^ - a
