This Warranty Deed Made the 25th day of September A.D. 1979 by
COVAL, INC., a Nevada corporation
hereinafter called the grantor to JOHN R. DODDS, Trustee of the Vivian Vance Dodds Real
Property Trust dated August 8, 1979 and JOHN R. DODDS, Trustee of the John R. Dodds Real
Propperty Trust dated August 8, 1979, as to a 75X undivided interest and BARRY HIRSCH as to ~D
a 25X undivided interest
whose postoffice address is P. O. Box 567 - Fort Pierce, FL 33450 ~?J~.
Hereinafter called the grantee:
(Wherever used herein the terms "grantor and "grantee" include all the parties to /~'j
this instrument and the heirs, legal representatives and assigns of individuals snd
the successors and assigns of corporation)
Witnesseth: That the grantor, for and in consideration of the sum of $10.00 and other
valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains,
sells, aliens, remises, releases, conveys and confirms unto the grantee, all that certain
land situate in St. Lucie County, Florida, viz: all right title and interest of
grantors in and to the Resevoir Parcel delineated on the plat of Bel Air Groves
Blocks 22-24 inclusive, of Bel Air Groves and an undivided interest in the reservoir
parcel as recorded in Plat Book 14, Page 11 of the records of St. Lucie County, Florida.
(This Deed is given subject to the easements of record, to the restrictive
covenants and the dedication of canals, ditches, dikes and roads, as the same
are shown on said plat of Bel Air Groves.)
Together with all the tenements, hereditaments and appurtenances thereto belonging or
in anywise appertaining. and as to John R. Dodds , Trustee , the power of sale ,
encumbrance and management of the above described real property.
To Have and To Hold, the same in fee simple forever,
ADD the Grantors hereby covenants with said Grantee that the Grantors are lawfully seized
~f said land in fee simple; that the Grantors have good right and lawful authority to sell
zind convey said land; that the Grantors hereby fully warrant the title to said land and will
defend the same against the lawful claims of all persons whomsoever; and that said land is
free of all encumbrances, except taxes accruing subsequent to December 31, 1978.
In Witness Whereof, the said grantor has executed this Deed the day and year first above
written.
