THIS MORTGAGE is made this 10th day of October
1912,betweentheMortgagor, Douglas L. Peralta. A Single Adult, Gerald L. Mock and
Deborah P . Mock . his wife (herein "Borrower"), and the Mortgagee,
CITIZENS FEDERAL SAVINGS AND LOAN ASSOCIATION OF ST. LUCIE COUNTY, a corporation '
organized and existing under the laws of the United States of America, whose address is 1600 South Fed-
eral Highway, City of Fort Fierce, County of St. Lucie, State of Florida, (herein "Lender"). '
WHEREAS, Borrower is indebted to Lender in the principal sum of Twenty Six Thousand One
Hundred and ~~/too-------------------------------- Dollars, which indebtedness is evidenced
by Borrower's note dated October i 0 , 1979 (herein "Note"), providing for monthly
installments of principal and interest, with the balance of the indebtedness, if not sooner paid, due and pay-
able on November 1 ~ 2009 .
TO SECURE to Lender (a) the repayment of the indebtedness evidenced by the Note with interest
thereon; (b) the payment of all other sums, with interest thereon, advanced in accordance herewith to
protect the security of this Mortgage; (c) the performance of the covenants and agreements of Borrower
herein contained; (d) the performance of the covenants and agreements incorporated by reference hereinto;
and {e) the repayment of any future advances, with interest thereon, made to Borrower by Lender pur- -
suant to paragraph 21 hereof or incorporated by reference hereinto (herein "Future Advances"), Borrower
does hereby mortgage, grant and convey to Lender the following described property located in the County
of St . Lucie State of Florida:
Apartment No. 203, Building 1, of ISLAND HOUSE CONDOMINIUM, PHASE I,
according to the Declaration of Condominium and all exhibits thereto
dated May 23, 1973, recorded May 29, 1973 in Official Records Book 214,
Pages 1858-1933, of the Public Records of St. Lucie County, Florida.
Together with all of its appurtenances according to the Declaration.
Subject, however, to ell of the provisions of the Declaration of Condominium;
j and the party of the second part assumes and agrees to observe and to
perform his obligations under the Declaration, including but not limited
to the payment of assessments for the maintenance and operation-of. the
j apartment and condominium.
~ The mortgagor covenants that it and the association responsible for the
operation of this condominium will observe all of the provisions of the
Declaration of Condominium which is above described, and of the Condominium
` Act, and will perform their obligations under such Declaration and Act;
and a failure to do so which is not cured within 30 days after notice given
by the mortgagee to the mortgagor and the association shall constitute a
default under this mortgage.

TOGETHER with all the improvements now or hereafter erected on the property, and all ease- '
ments, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water, water rights, and
water stock, and all fixtures now or hereafter attached to the property, all of which, including replacements
_ and additions thereto, shall be deemed to be and remain a pazt of the property covered by this Mortgage;
and all the foregoing, together with said property (or the leasehold estate if this Mortgage is on a lease-
hold) aze herein referred to as the "Property".
Borrower covenants that Borrower is lawfully seised of the estate hereby conveyed and has the right
to mortgage, grant and convey the Property, that the Property is unencumbered, and that Borrower will
warrant and defend generally the title to the Property against all claims and demands, subject to any declaz-
ations, easements or restrictions listed in a schedule of exceptions to coverage in any title insurance policy =
insuring Lender's interest in the Property.
