Upon satisfaction of Mortgage to FIRST FEDERAL SAVINGS AND LOAN ASSO-
P CIATION OF FT. PIERCE aforementioned, this mortgage will automatically

become a first mortgage of the above stated property; I

r~ Mortgagor herein agrees to pay all taxes and assessments and utility
~ rates that may be levied or assessed subsequent to the date hereof
against the mortgaged premises on or before the last day upon which
such taxes and assessments may be paid without penalty; MORTGAGOR
further agrees to keep said mortgaged premises insured for the benefit
- of MORTGAGEES for such amounts and with such deductibles as may be
reasonable;
If MORTGAGOR shall fail to keep the mortgaged peemises insured as above
provided or to pay the premiums thereon, or to pay such real estate taxes
and assessments, then MORTGAGEES if they so elect, may pay same, and the
amount so paid shall be secured by this mortgage and repaid with interest
by the MORTGAGOR within 15 days after receipt by the MORTGAGOR of written

In the event a default occurs under that certain mortgage in favor of
FIRST FEDERAL SAVINGS AND LOAN ASSOCAITION OF FT. PIERCE, filed of record
in Official Record Book 298, Page 2547, St. Lucie County, Public Records,
the MORTGAGOR HAS THE RIGHT to cure such default and deduct any sums
~ paid to cure same from the indebtedness evidenced by Note attached
thereto and made a part thereof;
