16. If all or any part of the property or an interest therein is sold or trnnsferred by Mortgagor, excluding (a) the
creation of a lien or encumbrance subordinate to this mortgage or Ib) the creation of n purchase money security inter-
est for household appliances, then, in that event, the then outstanding principal balance of the note secured by this
mortgage. together with accrued interest, costs and future advances, if any, shall immediately be due and p:?yable. Any
such transfer or conveyance made without satisfaction of this mortgage sh:?11 constitute a default under the note and
mortgage securing same.
If Mortgagee deems itself *_nsecure, or upon the h;?ppening of any of the following events, each of which shall
con ?tute a default hereunder, all liabilities of each Mortgagor to Mortgagee shall thereu)x?n or thereafter. at the option
of ortgagee, without notice or demand, bernme doe and payable: la) the death of any Mortgagor (which term shall
and include each Mortgagor, co-maker, endorser, surety and guarantor of this mortgage); Ib) the filing of any
pet? n under the Brankruptcy Act, or any similar federal or stale statute, by or against any Mortgagor; lc) an appli•
cation' r the appointment of a receiver for, the making of a general assignment for the benefit of creditors by, or the
insolven of any Mortgagor; Id) the entry of a judgment against any Mortgagor; le) the issuing of any attachment or
garnishment-against any property of any Mortgagor; (f1 the taking of poggession of any substantial part of the property

of any Mortgagor at the instance of any governmental authority; Ig) the dissolution, incompetency, merger, consolida-
tion, or reorganization o[ any Mortgagor.
18. This Mortgage Deed and the note it secures shall be construed only under the laws of the State of Florida.
PROVIDED ALWAYS, and this mortgage is on the express condition, that if the Mortgagor shall well and truly
pay unto the Mortgagee the said sum of money mentioned in said promissory note referred to herein and secured hereby
and any renewals or extensions thereof, any further advances and any other indebtedness referred to herein, in what-
ever form, and the interest thereon as it shall become due, according to the true intent and meaning thereof, together
with all costa, charges and expenses, including a reasonable attorney's tee, which the Mortgagee may insur or be put to
in collecting the same by foreclosure or otherwise, or in proterting the security of the Mortgagee, whether by suit or
otherwise and shall well and truly keep, observe, perform, comply with and abide by each and every the stipulations,
agreements, conditions and covenants o[ said promissory note and this mortgage as and when required thereby then this
mortgage and the estate hereby created shall cease and be null and void, otherwise the same shall remain of binding
[ores and effect.
