is DECLARATION OF PROTECTIVE COVENANTS
l COVERING ALL OF
KITCHING COVE ESTATES

a subdivision in St. Lucie County, Florida, according
to the Plat thereof as recorded in Plat Book
~T, Page of the Public Records of St.
r; Lucie County, Florida. -
THIS DECLARATION, made the date set forth hereinbelow
by JOHNSON & JOHNSON BUILDERS, INC., a Florida Corporation,
doing business in St. Lucie County, Florida, hereinafter
referred to as "Developer".
WITNESSETH:
~4HEREAS, the Developer is the owner in fee simple
of all of the property in the subdivision described in
Article I of this Declaration; and
WHEREAS, the subdivision is to be developed for ~
single family residential purposes; and
WHEREAS, Developer desires to provide for the ~
preservation of the value and amenities in the subdivision
and in particular to ensure to all owners of parcels in the
subdivision the availability of private roads and, to this
end, desires to subject the real property in the subdivision i

liens, hereinafter set forth, each and all of which is and ~
are for the benefit of the property and each owner thereof;
and
WHEREAS, Developer has deemed it desirable to the
accomplishment of the above purposes, to incorporate under
the laws of the State of Florida, as a non-profit corporation,
Kitching Cove Estates Homeowners Association, Inc., for the
j purpose of assigning and delegating to it the duty and power I
of maintaini-ng the roads and common facilities hereinafter
provided for; and administering and enforcing the covenants
~ and restrictions and collecting and disbursing the assessments
and charges hereinafter created; _

NOW THEREFORE, the Developer declares that each t
lot in the subdivision .described in Article I is and shall
be held, transferred, sold, conveyed and occupied subject to
the covenants, restrictions, easements, charges and liens
(sometimes hereinafter referred to as "covenants and restrictions )
hereinafter set forth all of which shall be deemed to run
with the land.
ARTICLE I
z PROPERTY SUBJECT TO THIS DECLARATION
The real property which is, and shall be, held,
transferred, sold, conveyed and occupied subject to this ~
Declaration is located in the subdivision known as KITCHING
COVE ESTATES, in St. Lucie County, Florida as shown in a
subdivision Plat thereof recorded in Plat Book 20 , Page
11 of the Public Records of St. Lucie .County, Florida.
