THIS MORTGAGE is made this lath day of October

(herein "Borrower"), and the Mortgagee,
CITIZENS FEDERAL SAVINGS AND LOAN ASSOCIATION OF ST. LUCIE COUNTY, a corporation
organized and existing under the laws of the United States of America, .whose address is 1600 South Fed-
eral Highway, City of Fort Pierce, County of St. Lucie, State of Florida, (herein "Lender").
WHEREAS, Borrower is indebted to Lender in the principal sum of Forty Two Thousand and
---------------------------Dollars, which indebtedness is evidenced
by Borrower's note dated October (herein "Note"), providing for monthly .
installments of principal and interest, with the balance of the indebtedness, if not sooner paid, due and pay
able on December 1. 2009
TO SECURE to Lender (a) the repayment of the indebtedness evidenced by the Note with interest
thereon; (b) the payment of all other sums, with .interest thereon, advanced in accordance herewith to -
protect the security of this Mortgage; (c) the performance of the covenants and agreements of Borrower
herein contained; (d) the performance of the covenants and agreements incorporated by reference hereinto;
and (e) the repayment of any future advances, with interest thereon, made to Borrower by Lender pur-
suant to paragraph 21 hereof or incorporated by reference hereinto (herein "Future Advances"), Borrower
does hereby mortgage, grant and convey to Lender the following described property located in the County
of St. Lucie State of Florida:
Beginning at a stone on the bluff of the West shore of the Indian River
which is 1097 feet Southeasterly f rom a monumental stone on the line
between Sections 4 and 9 of Township 37 South, Range 41 East, which -
monumental stone is 211.2 feet East of the Quarter Section corner of said
Section line; thence run South 67 degrees West 1224 feet, more or less,
to Savannah; thence run Northwesterly along Savannah to a point which is
110 feet distant from the preceding line when measured at right angles
therewith; thence run North 67 degrees East, being parallel with the
first line and li0 feet distant therefrom, to the West shore of the -
Indian River (St. Lucie Sound); thence run Southeasterly along said West
shore of Indian River 110 feet, more or less, to a point which is North -
67 degrees East of the point of beginning; thence run South 67 degrees West
to point of beginning.
The above described parcel of land being the Southerly 110 feet of those
i two certain tracts of land described in deed to Charles M. Birdsall and
Pearl E. Birdsall, his wife, which are respectively recorded in Deed Book
99, Page 149, and-Deed Book 107 at Page 495 of the Public Records of St.
Lucie County, Florida;
Together with all riparian rights appertaining thereto. Excepting right
of way for Florida East Coast Railway and Indian River Drive.

TOGETHER with all the improvements now or hereafter erected on the property, and all ease-
ments, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water, water rights, and
water stock, and all fixtures now or hereafter attached to the property, all of which, including replacements
and additions thereto, shall be deemed to be and remain a part of the property covered by this Mortgage; #
~ and all the foregoing, together with said property (or the leasehold estate if this Mortgage is on a lease-
hold) are herein referred to as the "Property".
Borrower covenants that Borrower is lawfully seised of the estate hereby conveyed and has the right
to mortgage, grant and convey the Property, that the Property is unencumbered, and that Borrower will
warrant and defend generally the title to the Property against all claims and demands, subject to any declar-
ations, easements or restrictions listed in a schedule of exceptions to coverage in any title insurance policy -
l insuring Lender's interest in the Property.
