functions to serve its members; however, the Homeowners Associa-
tion cannot assess more than $10.00 per unit per month without
75~ vote of the entire members. Further, as long as the initial
directors control the Homeowners Association, no assessment fn
excess of $10.00 can be made, even with approval of the member-
, ship.

The Homeowners Association can assess, in addition to
the above $10.00, amounts necessary to provide utility services
including, but not limited to, garbage collection and sewage
disposal.
The Homeowners Association can further charge interest
at 10~ per annum, plus a late charge of $1.50 for late payments
due hereunder or under paragraph 10, hereof.
- The•Homeowners Association shall have a lien an the -
unit of any member who fails to pay any assessment when due for
the amount of the assessment and any late charge and interest.
Said lien shall attach immediately upon the payment not being
made when due, but shall be inferior to any liens under para-
graph 10 hereof.
12. No trucks, or other commercial vehicles with a rated
load capacity of one (1) ton or more shall be permitted to be
parked in ~YIND~tILL VILLAGE BY THB SRA, UNIT 2, for a period of
more than four (4) hours, unless the same is present and necessary
in the actual construction or repair of any building.
13. All garbage and trash containers, oil tanks, water
pumps and tanks, and bottle gas tanks must be underground or place
in walled-in areas in order that they will not be visible from
surrounding properties. No unsightly structure shall be permitted
for this purpose, and all such structures must be approved by the
Homeowners Association.
14. There is hereby reserved to the Grantor, its successors
and assigns, a utility easement over the rear 6 feet of the lot
~ being conveyed hereby. The rear of the lot shall be deemed the
portion of the i~t furthest from the street line.
15. Grantee herein, by acceptance of this Deed, shall be-
f come a member of Homeowners Association. Such membership shall
automatically pass to any grantee, assigns, successor or heir
upon their acquiring title to the property herein conveyed.
Resignation as a member will not affect any obligations by Grantee
under the provisions of this Deed.
16. All leases, initially for a period of over one year, or
which extend over one year by renewal or tenancy at will or suffer
ante, shall require approval of Homeowners Association. If the
original lease is over one year, the approval shall be before the
lease is executed. If the initial lease is less than one year,
but continues as aforesaid, over one year, the approval shall be
obtained within 30 days after the first year has expired. The
Homeowners Association approval will not be arbitrarily or un-
reasonably withheld. The Homewowners Association will approve or
disapprove a lease within 30 days of the time of receiving such
request, supported by such information as it may reasonably
require. If Homeowners Association does not approve or disapprove -
the application within that period of time, it shall be presumed
the application was approved.
17. In case the grantee, their heirs, legal representatives,
successors or assigns, shall violate, or fail to carry out any or
all of the stipulated conditions, proceedings to enforce compliant
