WITNESSETII:
That tl~e Party of the First Part, for and in consideration to the stun of
Ten Dollars and other good and valuable considerations to them in hand paid b}•
the said Party(s) of the Second Part, the receipt whereof is hereby ackno:,rledged,
has granted, bargained and sold to said Party (s) of the Second Part, heirs and
assigns forever, the following described real property, located and situate in the
County of St. Lucie and State of Florida, as follows:
- Condominium Parcel ho. 2358 of CATINW.~tAN I, according to
the Declaration of Con ominium thereof, recorded in Official
Record_~ Book 280, Pages 2919 through 1936 of the Public Re-
cords of St. Lucie County, Florida.
This conveyance is subject to and by accepting this Deed the Farty(s) of
the Second Part do hereby agree to assume fihe following:
1. Taxes for the current year and subsequent years.
2. Conditions, restrictions, limitations, reservations, easer,•,~nts and
other matters er record. -
3. 'fhe Declaration of Condominium anet I:.ihibits attached thereto.
4. 'Ilse Articles of Iincornoration, By-I.atvs and Declaration of Co~renants
and Restrictions of Ocean Village Propert}~ O.Tier's Association, Ind.,
a Florida non-profit corporation, the provisions of ?vhich documents
run with the land. the Grantee(s) assiuzes the obligations of a
member of said Property O~,mer's Association.
Subject to that certain first mortgage from the Grantees hereof to First
Federal Savings and Loan Association of Fort Pierce, dated October 17,
1979, recorded in Q.R. Book 318, at page 2334, of the Public Records of
St. Lucie County, Florida securing the original principal sum of
Sloo,ooo.oo.
The benefits and obligations hereunder shall inure to and be binding upon the
heirs, executors, administrato~['s, successors and assigns of the respecti:je parties
hereto. The Grantor does-hereby fully warrant the title to all t}ie premises hereby
conveyed against all and every person(s) whomsoever, lawfully clauaing by, through
or under the Grantor herein; and cvill defend the same against the la:vful claims of
such persons claiming by, through or under the said Grantor, as well as the la:~ful
claims of all persons whomsoever.
