The house and lot shall be placed for sale no later than July, 1980, or at any time sooner at the election of Wife. The property shall be sold for a price greater than the presently appraised fair market value which is found to be $105,000.00. In the event said property cannot be sold for a price in excess of 5105,000.00, the property will be sold for a price agreed upon by the parties. In-the event they are ~.nable to asree upon a price, the parties will each appoint a realtor. Any funds received in excess of this a;;cz:.-~t will be paid to Petitioner. Petitioner shall assume full responsibility -for payments of the mortgage, insurance and taxes until the house is sold. Any unpaid insurance, taxes or paynents (past due) shall be paid out of Petitioner's w portion of the proceeds. Petitioner shall maintain ~'y* the hone as her sole responsibility except any major repair of the roof within the next six months which shall be the responsibility of both parties equally.
