and other good and valuable considerations to said grantor in hand paid by sold grantee, the receipt whereof is hereby
acknowledged, has granted, bargained and sold to the said grantee, and grantees heirs and assigns forever, the folbwing
dexribed land, situate, lying and being in St . Lucie County, Fbrida, to-wit:
Beginning at a stone on the bluff of the West shore of Indian River which is
1097 feet Southeasterly from a monumental stone on the line between Sections
4-and 9 of Township 37 South, Range 41 East, which monumental stone is 211.2
feet East of the Quarter Section corner of said Section line; thence run South
67 degrees West 1224 feet, more or less, to Savannah; thence run Northwesterly
along Savannah to a point which is 110 feet distant from the preceding line
when measured at right angles therewith; thence run North 67 degrees East,
being parallel with the first line and 110 feet distant therefrom, to the West
shore of the Indian River (St. Lucie Sound); thence run Southeasterly along
said West shore of Indian River 110 feet, more or .less, to a point which is
North 67 degrees East of the point of beginning; thence run South 67 degrees
! West to the point of Beginning.
The above described parcel of land being the Southerly 110 feet of those two
certain tracts of land described in deed to Charles M. Birdsall and Pearl E.
I Birdsall, his wife, which are respectively recorded in Deed Book 99, Page 149,
and Deed Book 107 at Page 495 of the Public Records of St. Lucie County, Fla.
Together with all riparian rights appertaining thereto. Excepting right of way
for Florida East Coast Railway and Indian River Drive.
and said grantor does hereby fully warrant the title to said fond, and will defend the some against the lawful claims of all
persons whomsoever.
