prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would bo then due under
this Mortgage, the Note and notes securing Future Advances. if any. had ao aocekntioa occurred• (b) Borrower cures
ati breaches of any other covenanu or agreements of Borrower contained is this Mortgage; (c) )erortnwer pays all reasonable
expenses incurred by Lender in enforcing the covenants and agroemeau of Borrower rnataitted in this Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hereof. including, but not limited to, reawnabk attorney i toes; and
(d) Borrower tales such action as Lender may reasonably require to assure that the lien of this Mortgage, Lenders< interest
in the Prooerty and Bomowtr's obligation to pay the sums secured by this Mortgage shall continue ttnimp~airrd. Upon such
payment and cure by Borrower, this Mortgage and the obligations secured hereby shall remain in full force and effect as if
ao acceleration had occurred.
2t. AsdgwmeN of Ret~ A'poistasettt of Receiver. As additional security hereunder. Borrowtr hereby assigns to
Lender the trots of the Property, provided that Borrower shall, prior to socekration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents as they b~conte due and payable.
Upon sccekration under paragraph 18 hereof or abandonment of the Property, Leader sbal! be entitled ~to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rents collected by the rrctiver shall bt applied Snt to payment of the coats of
management of the Froperty and collection of trots, including, but not limited to, receivers fees, premiums on receivers
bonds sad reasonable-attorney's fees, and then to the sums secured by this Mortgage. 'Rte receiver shall be liable to account
only for those teats actually received.
21. Ftttttre Ai~a~cos. Upon request by Borrower, Lender, at Lender's option within twenty years from ttte date of this
Mortgage, may make Future Advattoes to BotTOwer. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidettoed by promissory notes stating that said notes are secured hereby. At rte time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aooordanoe herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS... -0- .
22. Relwe. Upon payment of all sums secured by this Mortgage. Leader sbaU release this Mortgage without charge
to Borrower. Borrower shall pay all seats of recordation, if say.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if say,
which may be awarded by as appellate court.
